It's going to be a lot tougher getting a mortgage...

Tough new mortgage guidelines are being introduced allegedly effective this coming December. These new rules will affect what you can afford, because the banks and other financial institutions are likely going to have to account for all your unused credit.

 For example, let's say have a credit card that allows you a total credit card limit of  $5,000. Even if you have a Zero balance the banks will include the $5,000 as part of your TDS* (Total Debt Service) and this will reduce the amount you can borrow for your mortgage.

 It seems as though some of the banks are not waiting until December and are starting to apply these guidelines now. If your intention is to buy in the next 30-60 days, NOW is the best time to get pre-approved for a mortgage.
